Heritage conservation areas

The council says complying development generally cannot be carried out on land in a heritage conservation area, with some exceptions. Check your property's own listing, or get a Section 10.7 planning certificate, before planning demolition or renovation work.

The council's part in a planning application

Councils check the asbestos risk in development applications for renovation and demolition generally, and can make asbestos work a condition of approval. Some asbestos removal needs planning consent of its own: ask the City of Newcastle which applies to your address. Where demolition needs a development application, the council's 2026/27 fee is A$153 for an estimated cost of A$5,000 or less, and A$235 plus A$3 for each A$1,000 above A$5,000 up to A$50,000; a complying development certificate for demolition work issued by the council itself costs A$750, including GST. Fees are reviewed each July.
